This condo is in N. Bradenton Beach, the southernmost city on Anna Maria Island, just twenty minutes from Sarasota, fifty minutes from Tampa/St. Petersburg. Busch Gardens Theme Park is a one-hour drive and two hours to Disney World.
The prime location of this condo offers an easy stroll to boutiques, casual and fine dining, beach front bars, gift shops, entertainment, grocery market and pharmacy. Nearby are boat rentals, bike rentals, golf cart rentals, sunset cruises, fishing charters as well as jet ski, paddleboard, scooter, etc. All within walking distance from the condo.
The free island Trolley stops right out front of this condo complex. Visit downtown Anna Maria Island, Holmes Beach, or any of the local restaurants or establishments. The island, surrounded by water and interlaced with canals, is host to many amazing sea creatures - among them are Loggerhead Turtles, Manatees and dolphins. Loggerhead turtles are a protected species and we have the Turtle Watch - a group of wonderful folks who search the beaches for nests and protect those nests until the eggs hatch (it is illegal for anyone to tamper with the nests). Manatees are also protected here in Florida - they are commonly seen in the summer when they leave their winter warm waters and migrate south.

Parking Garage Clearance 7 Feet - 1 Inch
Due to the high cost of electricity in the state of Florida all doors and window must be in the closed position when using the air conditioning or heating. If you leave the doors and or windows open the air conditioning unit will freeze up and a service call will not be made. You will be without air conditioning for approximately 48 hours while the system thaws out.
Please try and wash all towels for the condo during your vacation so our cleaning people will not have multiple loads of laundry at the conclusion of your vacation. They will wash all sheets.
You are responsible for the vertical blinds. The blinds MUST be in the open position to open or close. Operating the blinds in the closed position will result in damage to the blinds.
If you use the beach chairs from the condo please be sure to wash the sand off the chairs with the hose provided under the building and return the chairs to the condo.
We did not charge you a security deposit because you trusted us enough to send us money without seeing the condo. We trust you enough not to ask for a security deposit. Please treat our condo like you own it.
Smoking in the condo or on the balconies is strictly prohibited. Violation of this policy will result in a $500.00 special cleaning fee charged to your credit card on file and immediate eviction without compensation.

Check-in time is 3:00 pm, check-out time is 10:00 am. This policy is strictly enforced unless other arrangements are made
with me.
Television Instructions: When turning the televisions on, pick up the remote, push tv and then push on. When turning the televisions off pick up the remote, push tv and then push off. Do not ever push the power button only when turning
the televisions on or off doing so with turn the entire HD system off. If you receive a weak or no signal you or someone else has turned the HD system off. If you receive this message you must ensure the HD box is on, then on the remote
select video source or input, select HDMI 1or HDMI 2 or component 1 or component 2 most televisions have different settings, then push the cbl (cable) button, at this time your HD system will have been re-set.
